Holliday Irrigated Land Auction

On Monday, February 23, 2026, Clark & Associates Land Brokers, LLC will offer at public auction this highly productive 225± acre irrigated farm with improvements. This is a rare opportunity to purchase a well-watered property with quality irrigation infrastructure and excellent water rights.


The farm features a 120± acre, seven-tower Lockwood center pivot equipped with Reinke controls, along with 38± acres of flood-irrigated ground and approximately 67± acres of sub-irrigated or dryland acres. The property is supported by 158.3± acres of water rights through the Mitchell Irrigation District (MID).


The farm headquarters include a tri-level home with partial basement, offering four bedrooms, two bathrooms, and a detached two-car garage. Both the home and garage have new roofs installed approximately one year ago.


According to the Mitchell Irrigation District, the Holladay Farm holds 158.3 acres of MID water rights. The annual water assessment is $24.00 per acre, payable in arrears. The 2026 assessment, billed to the Buyer, will be due in May 2027. All 2025 and prior water assessments will be paid by the Seller on or before closing.


MID water is sourced from Glendo Reservoir and is generally available from mid - to late May through late September, providing a reliable irrigation season. With proper water management and effective coordination with the ditch rider, this farm allows for efficient and timely irrigation. The pivot was moved to the farm, used, in 2007 and according to the Seller, significant irrigation system upgrades were completed approximately two years ago, including six new pivot pipe spans and new rubber and plastic seals. The pivot pump has two seasons on a rebuild, with total improvements estimated at $30,000.
