Located approximately 20 miles west of Laramie Wyoming just off I-80 and Hunt Road, the Rogers Irritated Pasture consists of approximately 2,271± contiguous deeded acres. With territorial water rights from the Bellamy Ditch, dating back to March 8, 1888 for approximately 5 CFS, the current owners effectively irrigate approximately 600± acres of heavily sodded meadows. Stock water is produced by two wells on the property. One is a 120’± solar well with a tank set at the well. The second well is approximately 90’ deep and has a 5,000 gallon storage tank. This well feeds a summer-depth pipeline that delivers water to two centrally located bottomless tanks that are both set up to water multiple pastures. The property is fenced and cross fenced into 7 pastures which makes it ideal for rotational grazing with effective stewardship. The elevation on the property is approximately 7,200 feet above sea level and the terrain is primarily rolling prairie hills and sloped irrigated meadows, ideal for flood irrigation and grazing. The current owner takes in approximately 1,000 head of yearlings for a 4 ½ period in the summer on a per head per day basis.
